Land wanted

Selling land to developers

We are always looking for development opportunities around the West Midlands

Whether you have a large garden in Dorridge, a commercial property in Walsall, some infill land in between houses in Erdington, or a field in the Black Country, it’s worth asking us to conduct a feasibility study and explore your options.

Any initial consultation work we undertake to assess the suitability of your land for development is free of charge and confidential. We’ll be able to answer your questions from how to sell land for development effectively to advising how much developers pay for land.

Types of land we are looking for:

  • Residential – large gardens, or a collection of gardens, could make a perfect development plot, as can existing houses that sit on a large plot, no matter the condition of the existing property. Infill plots are also worth considering, which are parcels of land in between houses or apartment blocks.

  • Barn Conversions – Class Q Barn Conversions.

  • Commercial – we can explore development opportunities on commercial land that may house office buildings, warehouses, storage units, agricultural buildings, retail units or leisure premises such as coffee shops and restaurants. If you want to sell commercial property fast, and for the best return, then contact us to see how we can help.

  • Brownfield – previously developed land that may house abandoned buildings, potentially with hazardous soil conditions.

  • Greenfield – land that has never been built on before.

  • Greenbelt – the potential for developing on designated greenbelt areas can be explored especially if the land is close to existing villages or towns.

How we work

We’ll do a site visit initially, to assess the land’s potential, and can discuss the development opportunities and options with you, including development land prices per acre.

For those who want a quick sale, we can look at purchasing the land without any planning consent.

If you are keen to maximise the value of your plot, we will conduct a feasibility study to assess the site’s potential, taking into account various factors such as its size, location, current use, access, drainage, and soil condition. As planning permission experts, we will take full responsibility for obtaining planning permission and will pay for all the associated costs - which can be anything between £20,000 and £100,000.

Once planning permission has been granted, we will then pay you the agreed figure for the land. In the unlikely event permission is not given, you will not incur any costs.

Why sell your land to us?

We have the knowledge, experience, and contacts required to deliver the most effective planning consent that will maximise the value of any development plot. So, if you’re interested in selling land to developers, then talk to us.

In addition, we are highly ambitious and driven and only progress with land opportunities that have a good chance of realising planning consent. We don’t want to waste your time, or ours, and so any project we undertake will be managed efficiently, with minimal delays and hassle.

This is only possible due to the extensive experience we have in acquiring land and developing it successfully, and our in-depth knowledge of the planning process. We only work with a close network of trusted consultants who have a proven track record in delivering high quality work - from ecologists and arborists to architects and solicitors.
